  • Abstract:
    The construction industry is one of the significant economic supports for developed and developing countries alike. There is huge dissatisfaction with the quality, cost and delay of building projects worldwide, and Syria, not an exception. This search outlines the Syrian building industry; primarily the extent and severity of the industry problems in a list consisting of the ten root causes; which are lead to more time and cost overrun, change orders, rework, and claims between different parties. The researcher suggested the using of BIM as a tool to improve and innovate the building reality by using one of the performance measurement and improvement scales. The first step was by identifying BIM and its tools, dimensions, benefits, obstacles, etc. The second step was during a comprehensive survey explained the necessity and the possibility of implementing BIM in Syrian building industry by using the both of open and closed questionnaire. Results found that Syrian public sector employees know little about it, but they have a desire to learn and push the government to adopt it in the next five years. The General Company for Engineering Studies and Consultations was chosen as case study to measure its reality and readiness to begin a gradual plan towards adopting BIM. After a meeting with the company director the BIM work team formed, consisted of 6 engineers who know well some BIM software, and they are ready to teach it to other engineers in the company. These team formed the team which the searcher used to evaluate the company performance and its readiness to adopt BIM by using the BIM3 method (BIM Maturity Matrix). Through analyzing the company performance, the author was able to provide recommendations into the BIM three fields (Technology, Policy, and Process). Also, a pilot project of acceptable size was suggested to implement by using the BIM technique. For this aim; a BEP (BIM Execution Plan) provided for the project (case study) and the 3D model for all disciplines were modeled then transferred into Navisworks software; which provides a good 3D visualization and clashes detection between different disciplines. In addition to, the ease of scheduling the project; this called a 4D dimensions of BIM. Also, the 5D dimensions were formed to help in obtaining high accuracy in the inventory of works and estimate the quantities and costs of the project. BIM track software explained a new and good method which facilitates the monitoring and following-up of project progress even from off-site. The research was able to achieve its aims and to push the public sector companies in Syria and their employees to take their role to move forward BIM at the next reconstruction process.
